Plan tile positions before estimating purchases
This tile layout and setting-out calculator shows how a straight tile grid meets the edges of a rectangular zone. Enter the measured zone, actual tile dimensions and specified grout width. Compare a tile centred on each centreline with a joint centred there, rotate rectangular tiles, or start with a full tile at an edge.
The result is a layout, not a shopping quantity. It distinguishes whole tiles in the installed grid from cut pieces. It also supplies a scaled diagram, edge-piece dimensions and row and column coordinates. Measure a real rectangular zone
Zone length is the horizontal X direction on the plan. Zone width is the vertical Y direction, running downward from the top boundary of the drawing. Measure the surfaces where the tile layout must fit and establish which boundaries those measurements represent. A skirting line, a finished wall and an unfinished wall may not be the same reference.
The model assumes a true rectangle. Real walls can be out of square or vary in spacing, so measure at several points and check diagonals. A computed balanced cut cannot correct a tapered room. Treat alcoves, columns, door recesses and other obstructions separately when reviewing the layout.
Actual tile size and grout pitch
Use actual tile dimensions for the batch being installed, rather than assuming a nominal label is exact. The repeating grid pitch is tile size plus grout width. A small difference repeated across many tiles can change the final edge cut substantially. Enter the specified grout width; the calculator does not select a joint width for the product.
Rotation swaps the rectangular tile dimensions in X and Y. It keeps a straight aligned pattern. It does not create a brick bond, herringbone or diagonal layout. Recalculate after rotation and compare the edge cuts as well as the overall appearance.
Tile-centred and joint-centred grids
Tile-centred alignment places the centre of a tile on the usable zone centreline. Joint-centred alignment places the centre of a grout joint there instead. Those two choices can produce very different edge pieces even though both are symmetrical. You can choose independently in X and Y, giving four centred combinations.
The comparison table reports the smallest installed piece dimension in each direction for each centred combination. It uses your active tile orientation, grout and perimeter settings, but no extra manual shift. A larger edge piece can be useful, while a different alignment may better follow a doorway, feature wall or adjoining finish. The calculator makes the alternatives visible without automatically declaring one best for every room.
For a simple example with no grout allowance, a1,000mm zone and300mm tiles centred on a tile produce50mm edge pieces and three full interior tile widths. Centring a joint instead produces200mm edge pieces with two full interior widths. Grout width changes these values and must be included in the real calculation.
Starting at an edge and shifting the grid
Edge-start mode places the first full tile at the first usable boundary in that direction. The opposite edge takes the remaining cut. This can be useful for investigating a dominant reference edge, but it may create a narrow piece at the other side. Check the complete plan rather than judging the starting row alone.
The optional shift moves the selected grid right in X and downward in Y. Because the pattern repeats, shifting by a whole tile-plus-joint pitch returns the same layout. The calculator therefore treats shifts modulo that pitch. Enter a positive amount to explore another position and recalculate.
The coordinates in the result refer back to the original zone boundary. They include the entered perimeter allowance. Use a consistent reference when marking out and avoid accumulating rounded displayed tile pitches across the floor.
Perimeter strips and boundary gaps
The optional perimeter allowance reserves the same strip on all four sides before the usable rectangle is calculated. It is a planning input, not a recommendation for a movement-joint dimension. The correct perimeter and movement-joint detail must come from the product and installation requirements.
A centred grid can place a zone boundary inside a grout joint. In that case, the first tile material begins slightly beyond the usable boundary and the actual clear strip is wider than the entered perimeter allowance. The calculator reports those actual strips explicitly. It does not invent a tiny tile to fill the remaining part of a grout joint.
Check the strip values when comparing alignments. “First edge piece” describes the width of tile material at that side, while “actual clear strip” describes the space from the original boundary to that material. They are different measurements.
Highlight narrow cuts
Enable the preferred minimum cut size if you want narrow pieces highlighted. Green means a whole tile in the grid, gold means a cut piece and red means a cut dimension is below your entered preference. Whole tiles are not flagged merely because the threshold is larger than a tile dimension.
A piece cut in both directions is counted once in the narrow-piece total even if both dimensions are below the threshold. The comparison is a practical flag, not a statement that a particular cut is prohibited or suitable. Product thickness, cutting method, edge support and appearance require separate judgement.
Installed pieces versus tiles to buy
One full tile may supply more than one edge piece. Conversely, a difficult cut may consume a whole tile, and some material can be lost to kerf, breakage or unacceptable edges. The number of installed cut pieces therefore cannot be read directly as the number of extra full tiles to purchase.
The tool intentionally stops short of claiming an optimised offcut plan. It does not track grain or print direction, acceptable factory edges, batch variation, spare stock or box quantities. Use the tile material estimator with a checked allowance for the actual layout and retain the layout printout as a separate setting-out reference.
Use the diagram and schedule on site
The plan preserves the same scale in both directions and draws the joints and perimeter strips in proportion. Very small gaps may be difficult to see at screen size; the numerical settings and coordinates remain the more precise references. The free print view expands the X and Y position schedules.
Each X interval gives a column's start, end and tile width. Each Y interval gives a row's start, end and tile depth. Combining them identifies the rectangular pieces in the grid. This keeps the report readable without listing thousands of individual cells.
Confirm the chosen layout with actual tiles and spacers before cutting. Manufacturer guidance, such as Daltile's wall tile layout instructions, illustrates why adjusting a centreline can improve edge cuts. Follow the guidance for the actual product and installation; the example source does not prescribe every project's joint or setting-out detail.

Does it replace the tile quantity calculator?
No. This tool plans positions and edge cuts. Purchases need separate allowances for offcut reuse, breakage, spares and boxes.
Can I centre a joint in one direction and a tile in the other?
Yes. X and Y alignments are independent, and the comparison table shows all four centred combinations.
Does rotation create a staggered pattern?
No. It swaps the rectangular tile dimensions while keeping a straight grid.
Why is an actual edge strip larger than my allowance?
The boundary can fall inside a grout joint. The result reports that extra partial-joint space rather than inventing a tiny tile.
What does a red piece mean?
One of its cut dimensions is below your optional preferred minimum. It is a comparison flag, not installation approval.
Can it handle an L-shaped room?
No. It models one rectangle. Review adjoining zones and obstacles separately while keeping the intended reference grid consistent.
